The Armor SC25 is a proprietary water-based Siliconate water repellent and impregnating sealer for white or very light concrete. It penetrates and chemically bonds deep within the substrate to form a hydrophobic barrier within the pores. It provides long lasting protection against deterioration or staining caused by water absorption, salt and freeze-thaw cycles. Once sealed, substrate become less susceptible to cracking, spalling, pitting, staining, mold, mildew, algae and efflorescence. The Armor SC25 will not impair the natural breathing characteristics of treated substrates, nor will it produce a film or coating.

Product was acquired to seal a trowel-finished garage and broom-finish driveway. The product is close to water-thin and was applied with a pump sprayer. Coverage (as listed) was fairly accurate, but actually covered more than my calculated area. Initial drying time was relatively short (

It did not do as labeled. Testing the materials with...It did not do as labeled. Testing the materials with proper preparation as directed over a corner of driveway/walkway left the white and burned stain - looked so ugly and couldn't remove it. Tried to contact (email and phone) the MFG with email and phone as instructed in the package and no replies. This product deserves a rating of below poor. There was no choice rather than returning it to the store. Home Depot took it back without problems. Will do business with HD again.

Application was a breeze with a pump sprayer, and it was obvious that it was absorbing and sealing when attempting to go over an area that had already been treated. The coverage rate is accurate as listed on the product, and the VOCs are very low/negligible as listed. I would use this product again.

After I applied, I get some darker splashing spots, and...After I applied, I get some darker splashing spots, and a few while lines. I called the customer service, and Mike is so nice to help me for anything. It will not prevent the tire marks or dirt if you expecting it. It is sure easy to use though, and it covers more than what they say.

I bought Foundation Armor siliconate water repellent to seal the 1970s concrete in our bedroom. ...I bought Foundation Armor siliconate water repellent to seal the 1970s concrete in our bedroom. The efflorescence was bad, and there was musty smell when we pulled up our wood floor. The product went on super easily, covered more than expected, had almost no smell and was easy to cleaned up. It was mostly dry within an hour, and completely dry within a few hours. It was so easy I wasn't sure if it had actually done anything! But the next day I tested out water, which beaded up and didn't soak in. This is my first time using the product, and I will probably use it again.
